Coordinate opening of the file with escrow and handle all documents.
Ensure everything is fully executed with dates, initials, signatures, broker information, etc. (if not, update/gather).
Introduction email will be sent providing a timeline of deadlines with a copy of the executed contract to co-op agent, your client (as appropriate), lender, and title company.
Calendar the contract timeline dates and send to my agent.
Ensure the lender, title company, and broker receive any amendments or changes to the contract.
Verify EM deposit paid and obtain receipt from escrow.
Verify inspection date and time.
Ensure Inspection Notice/Reports sent/received, as appropriate.
Follow up on repairs and receipts from Resolution items.
Keep in contact with all parties, throughout the transaction, for status updates & outstanding items.
Provide automated weekly updates, to my agent, on the status of the transaction from my TC system.
Update deadlines due to any changes in the contract.
Order Home Warranty per contract, as applicable.
Monitor appraisal timeline and completion with the lender.
Coordinate and monitor buyer’s loan status with lender.
Remind agent to draft Commission Disbursement. (If TC is completing CD request, the form MUST BE approved by agent before submitting to escrow and compliance.)
Upload all disclosures, documents, and reports into agents/brokers online transaction management service as they are received or fully executed throughout the transaction, for compliance.
Remind your client to setup/transfer utilities (as applicable) and update their address.
Help Coordinate scheduling of Closing Appointment/Walkthrough (as applicable).
Conduct a final audit of file 7 days prior to closing to ensure all documents are uploaded and the file is complete.
Upload Final HUD/ CD to online transaction management service for compliance.
Schedule email for January of following year, to send Final HUD/ALTA to client for tax purposes (if desired).

Paid at closing (within 3 business days of closing or receipt of invoice)
